Value Fund I Portfolio

Metro Exchange Office Building is a 94,288 square-foot office building located in Metro Center, an 850 acre mixed-use business park 12 blocks north of Nashville's Central Business District. Metro Exchange was the inaugural acquisition of SDG Value Fund I, LP in August, 2007. The building is currently 100% occupied by CIGNA's Government Services Division.

Point Place II is a 50,000 square foot office building located on Donelson Pike in Nashville, Tennessee, just north of the Nashville International Airport. SDG Value Fund I, LP purchased the building in October 2008. SDG is repositioning Point Place II and has engaged Nashville Commcercial/Cushman Wakefield to manage and lease the building. Point Place II has versatile floor plates and abundant parking.
